Waterfront Living
The Best of Everything
Waterfront living offers the best of
everything – opportunities for
boating, fishing, and swimming, gorgeous
water views, beautiful communities
where neighbors are friends, and where a
life of leisure is top priority. The waterfront
lifestyle is truly alluring.
In addition to an idyllic environment,
waterfront community residents enjoy an
active and enriched recreation lifestyle –
and the great migration toward the water
does not have to come with any sacrifice
of location. Many waterfront communities
are centrally located to thriving
downtown communities that feature fine
dining, spas and countless other amenities.
Sandy beaches provide the perfect
place to picnic and play, while docks are
convenient to launch the family powerboat
or kayak.
Property owners keep three things in
mind when purchasing by the water – surrounding
area, local weather and how the
property will be used.
Most major metropolitan areas across
the country have access to waterfront
communities inside a reasonable commute.
Convenience to airports and other
major services may be important for frequent
business travelers, but the benefits of waterfront living for professionals
who “tele-commute” are too many to
mention. If you’re looking for a vacation
retreat, you can head even further
into the country to seek a more remote
property. If you don’t need access to an
urban center, you can certainly still
enjoy the charms of a quaint, historic,
or college town that offers similar
access to services, without encountering
the hustle and bustle of city life.
Climate is also an integral factor
to consider when you purchase your
waterfront home. A decision to leave
behind harsh winters will send you
packing for the south, or perhaps
you’re looking to avoid endlessly
long, hot summers? Start your
search in a more temperate region
to have cooling water and the
change of seasons.
Finally, give consideration to recreation
activities and rest and relaxation
befitting an enhanced life of leisure.
One can find a mix of facilities at
waterfront communities for numerous
activities like sailing, motor boating,
fishing, swimming, and paddling.
Access to golfing, tennis, hunting, skiing,
and hiking should also be considered
if these activities are an integral
part of your lifestyle. Don’t forget to
consider proximity to rest and relaxation
amenities as well! You just might
need a spa treatment or a fine dining
experience to reward yourself after a
long day on the water.
In the end, choosing your waterfront
home will mean finding that delicate
balance between convenience to modern
necessities and your passion for
the beauty of the great outdoors. Isn’t
it about time you investigated waterfront
property that offers unbelievable
vistas, year round activities, and firstclass
amenities?

Money Saving Purchasing Strategies
Now is the right time to buy for people looking to get a
deal in the real estate market. Interest rates continue to
decline which is good news for those with the capital to make
a purchase. The combination of low interest rates and high
levels of inventory can provide excellent buying opportunities.
MONEY-SAVING TIPS
Don’t be afraid to make unconventional deals. Most
sellers are looking to recuperate funds as soon as possible or
are in potential pre-foreclosure and need to sell fast. See if you
can get a discount if you have a cash deal, or a deal with no
contingencies. Also, ask if the seller will pay some of your closing
costs if you settle within 14 days of signing the contract.
Shop around for loans and be prepared. Although
tightened credit has made it more difficult to qualify for a
mortgage, you can put yourself in the driver’s seat. Check your
credit report, pay down your consumer debt, put down the
largest down payment possible. Also, if you can’t get traditional
financing, ask the seller for a mortgage. Sellers often will
take back financing to make the deal.
Don’t play the waiting game. Some experts say there are
plenty of signs indicating that prices will continue to fall.
Others tell us that the market has already reached the bottom.
Are you ready to take that gamble to save a few more dollars?
Don’t take a passive approach and sit around waiting.
If you
find a property, and the price and location are right, buy it.
If you want to purchase real estate, it’s a great time to do it
now. Interest rates are low, sellers are eager to make a deal
and there are many tools both seller and buyer can use to
make the deal happen.
